Most homeowners do not think about the wiring in their walls until something goes wrong. But outdated wiring is one of the leading causes of domestic electrical fires in the UK. If your home was built before 1980 and has never been rewired, it is worth checking for these warning signs.
How long does wiring last?
Domestic wiring does not have an official expiry date, but the general guidance is:
- PVC-sheathed cables (grey or white twin and earth): Expected to last 25 to 40 years depending on conditions
- Rubber-insulated cables: Should have been replaced by now. Rubber degrades, becomes brittle, and loses its insulating properties
- Lead-sheathed cables: Extremely old. Found in pre-1950s properties and should be replaced as a priority
The condition of wiring depends on the environment. Cables in damp areas, lofts with extreme temperature swings, or areas with rodent activity may degrade faster.
Warning signs to look for
1. Your home still has a fuse box with rewirable fuses
If your consumer unit has fuse carriers where you can see the fuse wire, the installation is significantly outdated. Modern consumer units use MCBs and RCBOs that provide faster, more reliable protection.
2. Circuits trip frequently
Occasional tripping is normal and shows the protective devices are doing their job. But if a circuit trips regularly, or if multiple circuits trip at the same time, it may indicate deteriorating insulation on the cables or a fault developing in the circuit.
3. Sockets or switches feel warm
A socket that is warm to the touch when nothing is plugged in suggests a loose connection or damaged wiring behind the faceplate. This is a fire risk and should be investigated promptly.
4. Discolouration around sockets or switches
Brown or yellow marks around a faceplate indicate overheating. This could be caused by a loose terminal, an overloaded circuit, or arcing within the connection.
5. A burning smell with no obvious source
An electrical burning smell is distinct. It often comes from within the wall or floor where you cannot see the cause. If you notice this, switch off the circuit at the consumer unit and contact an electrician.
6. Flickering lights
If lights flicker or dim when you turn on an appliance, the circuit may be overloaded or the wiring may have deteriorated. Persistent flickering across multiple light fittings suggests a more serious wiring fault.
7. You can see old cable types
Check in the loft, under floorboards, or behind a light switch faceplate (with the power off). If you see:
- Black rubber-sheathed cables: These should be replaced
- Fabric-covered cables: Very old and potentially dangerous
- Lead-sheathed cables: Extremely old, replace immediately
- Red and black cables (PVC): Old but may still be functional. An EICR will confirm
Modern cables are grey (twin and earth) with brown (live), blue (neutral), and green/yellow (earth) conductors.
8. Two-pin sockets or round-pin plugs
If any part of your home still has two-pin sockets or round-pin plug fittings, the wiring in that area has not been updated since the 1950s or earlier.
9. No earth wire on lighting circuits
In older properties, the lighting circuit cables may not include an earth conductor. This is a safety issue, particularly with metal light fittings and switches, and is commonly flagged during an EICR.
10. The property has never had an EICR
If you have owned your home for 10 years or more and have never had an Electrical Installation Condition Report, you do not know the condition of your wiring. An EICR is the definitive way to find out.
What to do if you spot these signs
Do not panic, but do not ignore them either.
- Avoid using affected circuits if you see scorch marks, smell burning, or feel warmth from a socket
- Book an EICR to get a professional assessment of your wiring
- Get a rewiring quote if the EICR identifies significant issues
An EICR will tell you exactly what needs attention. Not every old property needs a full rewire. Sometimes a partial rewire of specific areas, a consumer unit upgrade, or targeted repairs are sufficient.
